I am always intrigued by the ‘’about me’’ page, because they are written in an authoritative third person tone. (Even though probably written by the site owner)

So after I tried to write in a more dominant voice – I decided to take a different approach and instead write this page like it was a letter to an old mate.

Which …in many ways, it is. Anyway – what would you like to know?

I’m 34 years old. I was born and raised in Dubai. My family has been in Dubai for 4 generations. (My grandfather was a businessman here in the 60’s and we still have his Dubai business trade license from 1962.) Perhaps that’s not quite the information you’re looking for.

You’re probably wondering, Is This Guy Worth My Time And Attention? For many readers, my answer is NO.

Here is why:

  • I can not help you get rich quick.

I understand that people want results and want to get wealthy fast. I get it. That’s what attracted me to Real Estate.

However, all good things worth having, take a wee bit of time...

No matter how great the talent or efforts, some things just take time. You can’t produce a baby in one month by getting nine women pregnant | Warren Buffett

A lot of people have the misconception, that when it comes to real estate in Dubai, you should be able to buy a property in the morning and re-sell it within a short period of time for a profit, by evening preferably. Of course, this has been true at certain times when the market was going up quite rapidly. However, the exception is not the norm.

The investors who have listened to my advice have consistent revenue coming in every day… often on autopilot…but, it took lots of work, frustration, and perseverance to get there.

….And it still takes work to keep it all running.

So if you are not prepared to understand the fundamentals of real estate investing in Dubai, or to put in the effort to make smart investment decisions, I am not your guy.

  • If you don’t want to learn a process or apply a system, you’re not going to enjoy my help.

No, I don’t sell lectures or systems. But here’s why I’m telling you this.

Start going down ‘’Internet’’ and ‘’Gulf News’’ research rabbit hole and you’ll see all kinds of ads and articles about great investment opportunities, how to get rich by buying now, and all kinds of hype on the ‘’latest secrets’’ for ‘’doing better than the system’’.

Do some of it work?

Probably. In the short term.  But if you rely on that, you don’t have a real estate investment business. You have an investment that can go either way, north or south!

And that is a waste of time. If you want to waste time go see a movie. It’s more fun.

If you’re looking for “The Easy Way”,

I don’t want to help you.

It’s important you understand what I’m telling you.

I can help you, I just won’t. I’m capable of it, but I refuse to do it.


Because when I hear someone say, “I want a distress deal”, what I’m really hearing is, “I’m not fully invested in the long term success of my real estate investment …and am therefore not fully invested in the long term success of my future generations’’.

And that really translates to “I don’t want to work to understand what I am investing in”.

Look, identifying a real estate asset with good value is HARD WORK. Yes, when it’s all up and running, it can be just like you imagined: Net income (rent) and money while you sleep.

But that takes HARD WORK to create and it takes HARD WORK to maintain.

Here’s what you can expect from me. Actionable information, strategies and tactics you can use in making smart real estate investment decisions, for free …which are usually followed by:

Blatant sales pitches.

Can you believe I just told you flat out that you’re going to receive blatant sales pitches for properties from me?

Well, why wouldn’t I tell you?

I mean c’mon – I’m a “realtor”. We make our money by selling stuff. I will try to sell you something and I won’t be subtle about it.

However – it’s always preceded by really valuable strategies and tactics you can use immediately.

That’s free.

The idea is you’ll say, “Man, this free stuff really helped me. I think I’ll try the paid stuff.” Pretty simple, right?

I call it the old “Demonstrate You Can Help Them By Actually Helping Them” trick.  Works like a charm.

But you still might be wondering …

How Do I Know If Your Stuff Is Any Good?

Well, the smartest thing to do is to just read through some of my free articles. If you like it, you’ll probably like my consulting.

If you don’t like it, you won’t.

But I think I’m supposed to do the whole “self-promotional biography” thing now so here goes:

I like sharing knowledge and helping people. When it comes to real estate, my passion is helping people find their dream home and I also love to work with first time investors.

In 2006 whilst living in Toronto, Canada, I was engaged by an Investment Bank from the Middle East to provide advice on possible ways of entering into the Canadian real estate market. This is where my passion for real estate began. In 2007, excited by Dubai’s buoyant real estate market, I moved back here, and working with a partner set up our own real estate company.

We made mistakes with our investments and with the global meltdown our chickens too came home to roost. I learned some important lessons ---as many of us did --- and, thereafter, put these to work as an advisor overseeing property portfolios, acquiring land or liquidating assets for investors.

Thereafter, for three years I worked exclusively with an AED 800 million investment fund that included both off plan and completed residential, commercial and land.

This was an extremely short-term fund by real estate standards with positions that closed rapidly or, in other words, properties bought and sold very fast, (what you may call “flipping”!).

At one point, we had almost AED 125 Million dirhams worth of land in one small freehold area of Dubai; thus land, which typically is held for a period of 5 to 10 years, was being acquired, sold, re-acquired and re-sold in a matter of days.

The trading days of 2005, 2006, and 2007 were back, or so it seemed. Well this time the party stopped a little earlier than predicted. The roller coaster did not really fall off the track, but it slowed down, with the government taking regulatory measures and global markets and events playing their part.

In short, I have seen several economic/property cycles, been in the midst of them and have come out on the other side.

Dubai offers exceptional challenges (opportunities); e.g., I once worked on a large multi-million land transaction, which lasted 5 months. There were several stake holders involved, multiple buyers, a seller, a developer, which made it quite complicated. By the time the transaction concluded the market price of the land had gone up by 45%.

Fast forward to today, and I have been instrumental in closing more than 500 real estate deals. Is this guy really that good with real estate and his business? Just read what others have said in their moments of elation….

My experience allows me to help buyers and investors make rock solid sound decisions and get the best price and even better value.
